Your Community – residential

Harmony at your place of residence is important to us.  We actively encourage committees and we are happy to inform all owners of the protocols and procedures including rights and responsibilities.  Where an Owners Corporation prefers to operate without a committee we will deal mainly with a nominated contact person who is known as the Chairperson.

Your lot entitlement is your share of the ownership of common property and Owners Corporation assets. Your ‘lot liability’ (normally the same share as your lot entitlement) is your share of the responsibility for the expenses of the Owners Corporation.  Please note that by purchasing a home in an apartment complex, or a villa unit, membership of the Owners Corporation is automatic and compulsory.  All lot owners have unlimited legal and financial liability for the common property – this is the reason that the correct level of insurance protection is essential.

When units under our management undergo a change in occupancy, either a change in ownership or tenancy, we provide a welcome pack which includes a copy of the relevant owners corporation rules, and good house keeping policies, thus helping to optimise harmony for all residents, this encourages a feeling of belonging to your community.  The Owners Corporation (YOU and ALL OWNERS) welcome your new neighbours to their new home.

When factory, retail, or commercial units under our management undergo a change in occupancy, either a change in ownership or tenancy, we provide a welcome pack which includes a copy of the relevant owners corporation rules, and good house keeping policies, thus helping to optimise harmony for all occupants, this promotes a feeling of belonging to your community.  The Owners Corporation (YOU and ALL OWNERS) welcome your new business neighbours to their new place of business.  The welcome pack includes valuable information relating to parking at the premises and customer parking opportunities nearby, public transport in the area, types of businesses in the development and their current trading hours, even details of the local breakfast and lunch spots.  This is quite a valuable orientation tool.  By providing a welcome pack we aim to minimise unnecessary conflict, or senseless disputes caused by unclear rights and responsibilities.  These clearly written guidelines can free up time  for each business to concentrate on operating their own business.

Chris Sayers, senior partner of Ardent Owners Corp managers, believes in community involvement.

LANGWARRIN: As inaugural and three term president of The Langwarrin Chamber of Commerce Chris initiated a scholarship program for students of Elisabeth Murdoch College.

FRANKSTON:  A really rewarding pastime is assisting in The Frankston Combined Church’s Community Breakfast program.  Since Chris became involved in 2006 he has regularly cooked breakfast for 35 to 55 patrons.
